Common Causes of Roof Leaks
By Stacy MelleteHello everyone, Affordable Roofing Systems is here again to talk about some common causes of roof leaks. But before that, please don’t forget to subscribe to our channel and press that notification bell, so you won’t miss out on the latest news and updates about roofing.
Leaks require immediate action because they can lead to other roof problems like mold, algae, and rotting wood, which can cause significant structural damages.
Roof leaks may leave obvious signs, including water stains on walls or ceilings. A water stain may look like a large puddle on the ceiling, often ringed with brown. However, it may not look like that at all.
Some stains are difficult to see as they occur in darker corners, while others are small stains that could be a sign of a much larger leak. A closer look or inspection may help you notice discoloration, moisture, mold and other telltale signs of a leak.
What are the common causes of roof leaks?
- Cracked Flashing
What does it look like?
Flashing are thin pieces of metal, installed below the shingles and on the joints of your roof to create a water-resistant barrier. This can be concealed or exposed.
If exposed, they will look like long runs of sheet metal and, if concealed, they will have a rubberized coating. Broken flashing will feature cracks that allow moisture to enter your roof.
Why does it happen?
Roofers often use tar to seal the flashing together and that can erode over time. If your flashing is left exposed, elements like wind, sun, and rain can cause it to weaken and crack. Seal or replace damaged flashing to prevent further problems down the road.
- Missing Shingles
What does it look like?
This one is easy to spot. Since shingles are the exterior layer of a roof, you can identify missing shingles by seeing different-colored patches on your roof.
Why does it happen?
High winds and heavy rains. This is why we advise checking your roof for missing shingles after a heavy storm or any extreme weather events.
- Improperly Sealed Valleys
What does it look like?
Valleys are areas where two planes of the roof come together. Since these areas of the roof are usually sloped, rainwater can easily get inside if the valleys are not properly sealed.
You can detect this problem by searching for wet spots along the seams of your roof.
Why does it happen?
Well, there are several reasons. This could be due to an improper roofing job, accidental damages, or lack of maintenance.
- Clogged Roof Gutters
What does it look like?
Like missing shingles, this one is easy to spot. Leaves and other debris sticking out of the gutter are an indication of clogged gutters. Even if debris is not visible, you may notice the lack of water flow through the downspout during a rain.
Why does it happen?
Gutters are designed to catch rainwater and direct it away from the foundation of your property. When roof gutters get clogged, rainwater will pool in one area of the roof and seep through cracks.
