When it comes to roofing systems, the warranties that come with them are just as important. They are a kind of contract between you, the roofing manufacturer and the roofing installer. It assures you that your new roof is expected to perform as intended.

Residential roofing warranties are a bit straightforward; the same can be said for commercial roofing warranties except for some notable differences.

 

Types of Commercial Roofing Warranties

A commercial roofing warranty can be any of the following types—No Dollar Limit warranties, materials warranties and labor warranties. Here’s an overview of each one:

  • No Dollar Limit Warranty – Also known as NDL warranty, it covers manufacturer-made products for replacement without any cost limitations. It only takes effect if it is proven that the product is defective or faulty from the start.

  • Materials Warranty – In this type of commercial warranty, the manufacturer guarantees that the roofing system won’t fail within a specific time frame. This can be between 10 to 30 years, or even more, depending on the material.

  • Labor and Material Warranty – This type of limited roofing warranty covers material defects and labor up to a certain dollar limit. This should be considered as it can easily be reached or exceeded if you have a large roof.

Things to Keep in Mind

As a property owner or facilities manager, you must understand the coverage of your commercial roofing warranty. It will help you know which roof repairs or replacement procedures are your responsibility or that of the installer or manufacturer, all within the specified period.

Upon receipt of the warranty that comes with your commercial property’s new roofing system, make it a point to read the fine print. If possible, have your legal team read it for you if you are not familiar with some of the terms written. Of course, you can always take the common sense approach—be proactive with roof maintenance and schedule roof inspections periodically.
