3 Most Leak-Prone Areas of Your Roof

1. Roof Field

In older roofs, leaks can come from the roof field. Check your roof for missing granules, cracks and missing nails. However, be careful when walking on your roof, especially on concrete tile or clay tile because they can crack with too much weight. 2. Roof Valleys

Valleys are where two roof planes meet. In some places, metal flashing or rolled roofing are used in the valleys while others just lace the shingles together. They can cause you problems if the shingles are not trimmed properly.

After trimming a shingle for a valley, it will have a chisel point on the end. A second cut has to be done to make an end to an arrow point. If this step is skipped, water can enter your home from the top of the shingle.

3. Chimneys

A chimney contains four types of flashing, which have to be correctly placed or else you will experience leaks. The counter-flashing that’s placed into the brick mortar should also be installed properly. Check the corners of the flashing for cracks and holes.

Keep in mind that caulk should not be used to seal flashings. Roofing cement should be applied behind the flashing. Use masonry nails or screws to securely re-attach the flashing against the chimney. Any exposed nail or screw should be covered with cement. Lastly, apply cement to the gap between the flashing and brick.
